A major alterations and additions to an existing house in Clontarf, Sydney. Our first visit to this house was on the premise of reviewing a pre-existing Development Approval (by another designer) with intent of perhaps developing some working drawings to assist with building the works. Upon this initial visit it was pretty easy to conclude that it was a nice street, nice site but the house could only be described as a “bit of a shocker” with none of the pre-existing approval addressing any of the issues of the house or it’s real potential.
One key positive to the existing residence that we could see was the fact that the house was positioned well to the rear of the site which meant the north facing front yard was an amazing garden and grass terrace below the level of the street.
This front garden was a sun trap and we remarked it as being the “best room in the house”. Sadly the existing house with its undersized living areas and stadard sized double hung windows made no use of this external area.
